  • In addition to the rent, we invoice tenants each month for their metered electricity and water usage (at cost) plus a small monthly surcharge to cover utility costs for communal areas.

    Tenants are also responsible for all other costs they incur directly from suppliers, the local authority, and our maintenance contractors - including for example: business rates, insurance, telephone and broadband, and all maintenance and repair costs within their unit.

  • Units at Kingsbridge are in high demand and so we only have a few vacancies at any given time. But with over 50 units in total, we have new units coming on the market quite regularly. If you know what you are looking for, just fill out the form on the available units page to register your interest and we will contact you as soon as something suitable becomes available.   • The minimum lease term is three years, but we also offer five and ten year leases. The three year leases have the option of a break point after 12 or 24 months. Five year leases have break points at 24 and 48 months, and 10 year leases have a single break point at 60 months.

  • All our leases are on standard terms to make the process of renting a unit as simple as possible. Our agent will be happy to discuss any questions you may have about the lease, and we always recommend that you take appropriate legal advice before signing. For smaller companies and sole traders, we require a guarantor who will also need to sign the lease agreement.

  • A deposit equivalent to 10% of the first year’s rent is payable on signing the lease. This deposit will be returned at the end of the lease, less any deductions for ‘dilapidations’ - the cost of restoring the unit to its original condition.

  • No VAT is charged on rent.

  • You are responsible for insuring your own business, employees and assets – including public liability. As landlord, we insure the buildings and the park (unless your lease specifies otherwise). For further information, please refer to your lease agreement.

  • Provided that the unit is ready for occupation, the whole process can be very quick. Once you have decided to go ahead our agent will issue you with a lease to review and complete a few due diligence checks. The deposit and first month’s rent is payable on signing the lease, and once this is completed you can move in!

  • We can offer tenants additional on-site storage on a short or long term basis in 20ft steel containers in the ‘container park’ area on the same 24/7 access. Monthly rates start at £162 for a single container, with a 5% discount for a 12 month commitment. Contact our site manager or visit the tenant area of this website for more information.

  • Tenants are responsible for maintenance, repair and decoration of their Unit, including any installed electrical equipment. At the end of your lease the unit must be returned to us in the same condition as at the start of your tenancy. Our maintenance contractors can assist with this and any cost will be added to your invoice.

  • Any structural alterations require prior approval from us, and any associated costs are payable by the tenant. Depending on what changes are made, you may be required to return the unit to its original condition at the end of the lease.

  • All Units have FTTP (full fibre) access points, provided by Hyperoptic. Tenants are responsible for setting up their own contracts with the provider and are billed directly for this.

  • Air-conditioning and heating equipment in Units is not provided by the landlord. If you wish to install such equipment, please contact the site manager for a quotation and approval. If air-conditioning or heating equipment has been installed by a previous tenant you are welcome to make use of it at your own risk - but please note that in doing so you accept responsibility for the costs of servicing, maintaining them and running them.

  • The normal gate opening hours of the park are 6am-5.15pm on weekdays (excluding bank holidays) and 6am-12.15pm on Saturdays. Tenants have 24/7 access to their own Units and are provided with electronic key fobs needed to operate both the main gate and main building entrance door at any time.

  • Incoming Royal Mail deliveries are sorted each day and placed in the postboxes at reception in the main building. If you are expecting a delivery by courier or out of hours, please ensure someone is available to provide access.

  • The conference room can be booked using the online calendar in the tenant area of this website. Once you have registered for access to the tenant hub simply go to the ‘book a meeting’ section and choose a convenient date and time from the available options.

  • Unallocated parking is provided for tenants, their staff and visitors during working hours only. Overnight and long-term parking or storage of vehicles, machinery or trailers is prohibited except with the express written consent of the landlord. Tenants who would like additional parking for commercial or ‘fleet’ vehicles, or overnight parking/storage of any vehicle, will require a parking licence agreement for which a monthly fee is payable.
